An Ottawa builder is proposing to build two mixed-use highrises with more than 460 residential units on the site of a commercial plaza at the corner of Clyde Avenue and Baseline Road.
The property at 1356 Clyde Ave. is now occupied by a strip mall that contains a Burger King restaurant as well as a pharmacy, medical offices and other services. In a development application recently filed at City Hall, Golpro Holdings says it wants to replace the two commercial buildings on the property with two towers of 24 and 28 storeys that would include about 468 residential units as well as 18,500 square feet of ground-floor retail space and about 32,000 square feet of office space.
Golpro says the project would be completed in two phases “to allow some of the existing businesses to relocate to the new development.”

The proposal will require council’s approval. Current zoning at the site allows for a maximum building height of nine metres, while Golpro’s plan calls for highrises of 74.5 and 86.5 metres.

Across the street at 1357 Baseline Rd., Montreal-based Groupe Selection and Ontario’s Calloway REIT are launching a mixed-use project that will feature a pair of 15-storey retirement residences and about 6,000 square feet of retail space.
Meanwhile, council earlier this year rejected Dymon Storage’s application to build a six-storey self-storage facility at nearly 1375 Clyde Ave. Dymon’s proposal would have also included ground-floor retail space and possibly a drive-thru restaurant elsewhere on the property.
