The owner of a Bells Corners property is proposing to build a five-storey apartment building with 51 rental units on a site now occupied by a former restaurant and surface parking lot.
In a recently filed application, the developer of the land at 42 Northside Rd., listed as 42 Northside Ltd., says it wants to tear down the vacant eatery and replace it with a new rental complex.
According to planning documents, the proposed development – located a few hundred metres southwest of the intersection of Baseline and Robertson roads – would include 59 parking spots, with 56 of those spaces in a two-level underground garage.

The 49 spaces reserved for residents fall short of the 55 spots required under current zoning regulations. The developer is seeking an exemption.
“Residents will be made aware of the transit options nearby, and the rent for each resident will have the amount for the parking space outlined so it is clear the cost for a dedicated parking space,” the application prepared by P.H. Robinson Consulting says.
The property’s mixed-use zoning allows for apartment buildings, and the project’s height falls within the 18.5-metre limit under current zoning rules. The developer is requesting relief from current side- and rear-yard setback requirements.
