Toronto-based developer Mizrahi Developments is asking the city for permission to build a 12-storey mixed-use tower on Wellington Street West.
The proposed building, located at 1445 Wellington St. W between Island Park Drive and Carleton Avenue, would have commercial space on the ground floor, with 114 high-end condo units on the higher levels.
The plan also calls for 495 square metres of parking for customers of the commercial tenants, along with three and a half levels of underground parking that would have enough room for 147 vehicles.

The developer is also asking for a zoning change, as current rules only allow for six storeys on the site. According to the rationale, the increase is necessary to offset the cost of decontaminating the site.
There is currently a car wash and a restaurant on the site.
