A few weeks after proposing a mid-rise residential development in Kanata, a Manitoba-based company has filed an application to build multiple residential buildings on a nearby site next to Tanger Outlets.
Ironclad Developments has submitted a plan to build six residential buildings, each six storeys tall, at 319 Huntmar Dr. The vacant 3.23-hectare lot is located between the Tanger Outlets shopping centre and Highway 417.
In total, the buildings would contain 472 units, mostly one- and two-bedroom units, with some studios and three-bedroom units.
An urban design brief for the project, which was prepared by architect mcCallumSather, said the unit mix is designed to support a range of household types to attract more diverse tenants.
Because of the location, the document said the buildings would be arranged around open space, pedestrian pathways and a central plaza to create a “complete and enduring neighbourhood.”
“In a largely undeveloped context, the project focuses inward to create a clear sense of place. A central plaza, walkable streets, and connections to Feedmill Creek structure the community around everyday movement, social life, and access to nature,” the document said.
“Proximity to existing retail and future transit supports its evolution into a complete, connected neighbourhood.”
The majority of land uses around the site are commercial. In addition to the shopping centre, which contains retail stores and restaurants, there are hotels, medical offices, auto shops and offices. Northeast of the property is a low-rise residential neighbourhood, as well as an industrial site that houses a construction company.
South of the property, across Highway 417, are multiple car dealerships and the Canadian Tire Centre.
A planning rationale document prepared by Dillon Consulting said the development would be completed in three phases, but noted that the project “is only achievable through the involvement of different investors at various stages of phased build-out.”
While the site is located near the Carp River corridor, with future transit infrastructure planned for the area, the document said significant car infrastructure, such as parking, is required.
The property would contain both an underground parking garage and surface parking, with a total of 551 vehicle spaces and 62 bicycle spaces.
Ironclad Developments recently submitted a similar application for a site nearby. It proposed building three mid-rise apartments on a 1.23-hectare site at 475 Terry Fox Dr., which is located at the intersection of Kanata Avenue and is currently vacant.
An urban design brief for that project outlined a plan for three six-storey buildings with 182 residential units, also ranging from studios to three-bedroom units.
The lot is located east of the Carp River Conservation Area on the edge of the Marchwood Lakeside neighbourhood, which is composed almost entirely of single-detached homes.
