An Ottawa real estate firm wants to demolish an apartment building in Overbrook and replace it with condos.
Gemstone recently filed an application to construct a five-storey building at 949 North River Rd., just south of McArthur Avenue. A two-storey, 10-unit apartment building that currently occupies the 0.4-acre site would be torn down to make way for the new project.
The proposed development would feature 46 condominium units, including 30 one-bedroom suites and 16 two-bedroom units, and about 4,000 square feet of amenity space. The plan also calls for parking for 40 vehicles and 39 bicycles, with nine surface-level car spots and the rest in an underground lot.

It’s one of a number of projects in the pipeline for Gemstone, which specializes in custom-built homes, large renovations, construction and other developments and owns a growing inventory of rental apartment buildings.
Earlier this year, the firm said it was teaming up with Montreal developer Vered Group on a proposed 16-storey residential highrise and “community hub” on the northwest corner of Somerset Street West and O’Connor Street.
