A developer is seeking planning committee’s approval to build a 17-storey, 85-unit tower on the edge of Ottawa’s downtown core as an addition to an existing heritage building.
Novatech submitted an application to the city last week to permit a highrise tower framing the Alexander Fleck House at the northwest corner of Bronson and Laurier avenues. The site at 593 Laurier Ave. W. is currently surrounded by other residential low and highrise towers and is a block away from the future site of the combined Ottawa Public Library-Library and Archives Canada project.
The existing heritage structure, which was built in 1902 and currently contains four residential units, will be maintained as the developer seeks a variety of allowances to fit the proposed tower on the lot. The application asks for a series of reduced setbacks, a reduction of minimum parking from 37 spots to zero and an increase in the height limit from 11 metres to 52. The proposal includes 60 indoor bicycle parking spaces.
