A developer is looking for the city’s permission to build a new low-rise apartment building near the University of Ottawa on the site of several century-old single-family homes currently used as multi-residential dwellings.

The four-storey building would contain 55 units and be located at 407, 411 and 417 Nelson St., near the intersection of King Edward Ave. and Somerset St. E., according to a site plan application filed with the city.

Consulting firm Novatech, which prepared the planning rationale in support of the application, argued that the development offers an opportunity for intensification within central Ottawa and that numerous dwellings in the area have been converted to rooming houses and multi-unit residences to accommodate the growing University of Ottawa student population.
