Starwood’s Little Italy condo proposal reduced to 31 storeys

The developer of a condo tower proposed for Little Italy has again shrunk the size of the project.

Toronto’s Mastercraft Starwood has submitted a proposal to the city for a 31-storey residential tower, which it calls SoHo Italia, at 490-500 Preston St.

The company originally hoped to build a 36-storey building at the site when it first floated the idea in July of 2011. However a dispute with the community association pushed that down to 30 storeys before Mastercraft Starwood changed it again this summer to 36 storeys.

A note sent out to residents of the area last week said the developer is now hoping to build 291 units in 31 storeys. It will have commercial space on the ground floor and part of the second floor, with 175 car and 148 bicycle parking spaces.

Previous proposals called for 27,000 square feet of office space but that was not included in the city’s most recent note to residents.

The developer’s application for a site plan control proposal suggests this version of the project is closer to getting constructed than previous versions.
