Crystal Bay home on Ottawa River most expensive property sold in 2025 at more than $4.9M

A Crystal Bay home that has sold for more than its asking price of $4.9 million is the most expensive residential property sold in Ottawa so far this year. It’s also the highest since January 2023, when a Rockcliffe Park home sold for $6.3 million. 

The deal was brokered by local luxury real estate firm Marilyn Wilson Dream Properties Inc. Christie’s International Real Estate, which called the sale a “milestone” for the neighbourhood. 

According to a press release, the home has 117 feet of frontage along the Ottawa River and features a four-car garage, fitness room and five bedrooms, as well as a pool and hot tub.

The home was listed for $4,990,000 and sold over asking.

The brokerage said it’s the highest MLS sale in the city this year and the first to sell for more than $4 million. It’s also a record-breaking sale price for the Crystal Bay neighbourhood. 

Broker of record Reba Wilson said in the release that interest in “lifestyle properties” that offer significant privacy is on the rise in Ottawa, a trend that started during the pandemic and continues in 2025. 

“We specialize in waterfront properties and we are seeing a trend towards properties that offer waterfront lifestyle amenities and yield the owners both privacy and the opportunity to play at home,” she said.

The brokerage has now sold the three highest-priced homes in the city this year, two of which are waterfront properties, including the Crystal Bay property and one on Mackay Lake in Rockcliffe Park. The third-highest sale was a non-waterfront estate home in Rockcliffe Park. 

In a call with OBJ, Wilson said luxury buyers have loosened their purse strings recently compared to during the pandemic. 

“It’s been a very interesting market for us,” she said. “The news really indicates that we didn’t really see a spring market this year; we really saw kind of a later summer market, which is really unusual for us in Ottawa real estate and particularly in luxury real estate. But we are seeing that there’s a clear demand for properties that are very special, at the ultra high-end.”
