One of Ottawa’s most prominent landlords is proposing a 30-storey apartment tower near the Carlingwood Shopping Centre.
In an application recently filed with the city, Osgoode Properties says it wants to build 293 rental units at 1071 Ambleside Dr., just north of Richmond Road and about 400 metres west of the future New Orchard LRT station that’s currently under construction.
A surface parking lot now occupies the site, and an existing 13-storey apartment building just south of the proposed highrise would be retained.

The proposal includes a three-level underground parking garage with spots for 343 vehicles along with 152 bicycle parking spaces. The plan also calls for more than an acre of outdoor amenity space.
Current zoning bylaws limit building heights to 39 metres. Osgoode is asking for a zoning amendment to accommodate the proposed highrise’s height of 95 metres.
