A new development application proposes to transform a gravelled parking lot at King Edward Avenue and St. Patrick Street into a nine-storey mixed-use building to be mainly used as an apartment hotel.
The planning rationale for the property at 364 St. Patrick St. proposes 1,979 square feet of commercial space and a lobby entrance on the ground floor, and 98 furnished rental apartments between floors two and nine. There also would be two floors of underground parking.
“The project is intended to provide short- and medium-term rental accommodation in the form of furnished units in an apartment hotel type of operation,” the planning documents state.

A comment period is in progress for the development, which is touted as “the first significant redevelopment and intensification” for that area under the city’s current official plan.
The landscape site plan lists the developer as Sonny Sohal, who was named as the owner of the Holiday Inn Express Hotel & Suites Ottawa Airport as well as a partner in the Distillery Warehouse condo project at Bank Street and Walkley Road.
