New 84,000 SF build at Sheffield South aims to fill Ottawa’s midsize-bay industrial gap

Richcraft Properties has officially launched leasing for a soon-to-be newly constructed 84,012 square foot high-bay industrial facility at 2774 Sheffield Road, part of its growing Sheffield South Industrial Hub in Ottawa’s east end. The development addresses a rising need for modern, mid-sized units, a segment largely underserved by recent large-bay construction across the city.

“The bulk of new industrial supply in Ottawa is designed for users of 50,000 SF and larger,” said Michael Ivanich, Director of Property Management at Richcraft. “Meanwhile, demand from tenants in the 16,750 to 30,000 SF range remains strong, yet these users are often forced into older buildings that do not reflect their evolving needs. Sheffield South gives these tenants a modern, high-performance option where they do not have to compromise.”

The facility joins four existing buildings on the Sheffield South campus, bringing the total footprint to over 300,000 square feet.

Ottawa’s industrial market is among the most competitive in Canada, with overall vacancy at just 2.6 percent and smaller-bay space in especially short supply. While large-format construction has increased in recent years, smaller tenants have had limited access to new product, creating a logjam that restricts many from moving into modern space.

The new facility at 2774 Sheffield joins four existing buildings on the Sheffield South campus, including three industrial and one office, bringing the total footprint to over 300,000 square feet.

“When we acquired the vacant lands and properties at 2750 Sheffield and 2713 Lancaster to expand our existing Sheffield holdings, our goal was to create an integrated industrial hub that combined new-build efficiency with an existing mix of product,” added Ivanich. “This new building completes that vision and positions Sheffield South as one of the most flexible and connected campuses in the city. The site can accommodate tenants from 3,300 SF to 84,000 SF.”

With unimpeded truck access from Sheffield Road and street-facing access for employees and customers from Lancaster Road, the site is ideal for a mix of light and heavy industrial users including logistics operators, distributors, storage users, and manufacturers.
