An Ottawa homebuilder wants to construct a six-storey mixed-use building on the site of a vacant store property in Westboro.
Roca Homes’ proposal for the development at 386 Richmond Rd., between Churchill Avenue N. and Roosevelt Avenue, includes commercial space on the ground floor, office space on the floor above and 16 residential units on the top four storeys as well as a rooftop patio, according to a municipal development application. The residential units will consist of studio and one-bedroom apartments.
An empty one-storey commercial building currently occupies the property, with a bank on one side and a two-storey office building on the other.

The plan does not include any parking spaces and there is no available street parking for tenants. But the developer notes there is frequent bus service on Richmond Road, and the property is also located near the Dominion and Westboro transit stations. Stage two of the city’s LRT plan calls for a new light-rail stop at Dominion Station by 2023.
“Given its location, the property is well-positioned to promote walking and to encourage other modes of active transportation,” the application says.
Roca says the building’s height will be consistent with the character of the existing streetscape, adding the development will “promote an active frontage along the traditional mainstreet.”
