New 14-storey retirement residence planned for south Ottawa

A local retirement home operator plans to more than double the size of its property in south Ottawa with the addition of a 14-storey highrise.

In a development application recently filed at City Hall, Waterford Senior Living says it wants to construct the 95,000-square-foot building next to its existing six-storey, 72,000-square-foot retirement home at 2431 Bank St. on the northeast corner of Bank Street and Hunt Club Road.

The new building, which will be attached to the current retirement residence by a one-storey walkway, will contain 144 one-and two-bedroom residential suites. Among the amenities proposed for the new residence are an indoor pool, multipurpose lounge, dining room and bar and a card lounge.

In the application, Waterford says the development “aims to respond to an increasing demand for housing options for an aging population.”

The Ottawa-based company says the new suites will be “designed for independent living” and will be equipped with full kitchens. Residents will have access to prepared meals and assisted-living services as required in addition to a refurbished fitness room and wine bar in the neighbouring building.

The proposed addition will include two levels of underground parking with 133 spaces for residents, visitors and staff. About 50 of the existing 134 surface parking spots will be retained, while 12 new spaces will be added east of the new building for short-term parking.

The project will require council’s approval since the proposed tower slightly exceeds height and floor-plate limits under the current zoning. The site is also subject to a holding provision that will require certain design objectives to be met.
