The owners of a long-term care facility in south Ottawa are proposing to build a seven-storey apartment building at the Riverside Road site.
In documents recently filed with the city, St. Patrick’s Home of Ottawa has outlined a conceptual plan for a new building just north of its current five-storey property at 2865 Riverside Dr. The project would include up to 133 apartment units, some of which would be designed for communal living, along with a total of 223 parking spaces that would be shared with the existing facility.
According to the application, the development would feature self-contained one- and two-bedroom units with bathrooms and kitchenettes. But residents would also be able to access communal dining and living areas on the same floor that would serve clusters of several rooms.

“This is a genuine response to the need for housing diversity and to accommodate needs arriving from demographic change – i.e. an ageing population,” the document says, adding the proposed development “is planned for residents who are looking for affordable housing that is not car-dependent.”
The developers note that the proposed building is within 800 metres of the Mooney’s Bay O-Train station on the Trillium Line, adding the Riverside Mall is within walking distance.
St. Patrick’s Home is requesting a zoning amendment to allow for a building taller than the current four-storey height limit for new developments.
