An Ottawa developer has filed a plan for two new mixed-use buildings in Hintonburg that would include more than 100 residential units.
Manor Park Management says it wants to build a 16-storey highrise with 80 residential suites at 50 Bayswater Ave. and a six-storey complex at neighbouring 1088 Somerset St. W. with 21 housing units.
The development would contain a total of 68 one-bedroom units, 32 two-bedroom suites and one studio apartment as well as about 3,500 square feet of commercial space.
According to a zoning amendment application recently filed with the city, the two buildings would have a total of four visitor parking spaces, with no vehicle parking reserved for residents. Meanwhile, the development would include 197 parking spots for bicycles.
The project, which is located less than 400 metres from the Bayview LRT station at the convergence of the Confederation and Trillium light-rail lines, exceeds the minimum requirements for bicycle parking “to support alternative and multi-modal transportation, including ‘first-mile’ and ‘last-mile’ trips to rapid transit,” the application says.
The proposed development would increase residential density while adding new commercial tenants that “will contribute to growing the 15-minute neighbourhood” around the transit station, the builder says.
The 16-storey tower would be built next to the existing 17-storey highrise that already occupies part of the property at the corner of Bayswater Avenue and Somerset Street West, replacing a single-storey commercial building. The Bayswater Avenue property is currently occupied by a two-and-a-half-storey building that houses the Urban Art Collective.
The developer is seeking a zoning amendment to exceed the site’s current six-storey height limit.
