A B.C.-based developer wants to add to the growing stock of multi-residential housing in Ottawa’s far west end with a proposed six-storey apartment building near the Canadian Tire Centre.
Broadstreet Properties has filed plans to build a 177-unit residential complex at 425 Culdaff Rd., just south of the Queensway about 200 metres west of Palladium Drive.
The company says the U-shaped building will include a mix of studio, one-, two- and three-bedroom apartments. The proposal calls for 84 underground parking spots for residents, along with 116 at-grade parking spaces for tenants and visitors.
The development would feature outdoor amenities such as a dog run, community garden and covered seating area. Indoor services would include a dog wash station, gym and community lounge space.
The site, which is already zoned for residential use, was previously part of a property that was subdivided in 2023. The neighbouring property at 2764 Palladium Dr. is slated to be the future site of Motor Sports World powersports dealership.
According to a design brief filed with the proposal, there are more than 2,000 residential units in the development pipeline within a two-kilometre radius of the Culdaff Road site.
Other major developers are also proposing significant multi-residential projects in the fast-growing Stittsville neighbourhood.
For example, Lépine Apartments recently said it wants to construct an 18-storey rental apartment highrise along with two other residential buildings of six and nine storeys at 5000 Robert Grant Ave., a few kilometres south of Broadstreet’s proposed development.
Meanwhile, Montreal-based Devmont plans to build two residential buildings of 12 and 21 storeys on Hazeldean Road west of Carp Road. The 21-storey tower would be the city’s tallest building west of Bells Corners.
Broadstreet recently completed another rental apartment complex in Stittsville on Bobolink Ridge, off Robert Grant Avenue just south of Lépine’s proposed development.
The company also has another project in the works near the intersection of Innes and Mer-Bleue roads in Orléans.
