The corner of Scott Street and McRae Avenue in Westboro Village could soon be looking very different.
Ottawa-based developer, Colonnade BridgePort is proposing a 22-storey mixed-used tower at 1960 Scott Street, which is currently the site of the Trailhead Paddle Shack.
The proposed building would have 120 rental apartments, 1,010 square metres of retail space at ground level and 6,889 square metres of office space spread out over five floors.

The development would require a zoning bylaw exception to allow for its height and for fewer parking spots than usually required.
A planning rationale filed by the developer argues that the development fits within the city’s vision for higher density near transit stations. The proposed development is located kitty-corner to the Westboro transit station, that’s scheduled to start receiving LRT service sometime over the next seven years.
The Trailhead Paddle Shack has already announced its intention to move in September to its new location in the Fairlawn Plaza on Carling Avenue.
On the other side of McRae Avenue, another developer is proposing a similarly-sized building.
The Estate of Carson Unsworth wants to build a total of four buildings. That includes a 19-storey tower at the corner of Scott Street and McRae Avenue, as well as two more buildings on McRae.
In total, that development would have over 3,000 square metres of commercial and office space as well as 224 residential units.
A development plan for that site was first submitted in 2009 but a change in the scope of the bylaw amendments needed for the project to move forward required it to be resubmitted in February 2016.
