Ottawa-based developer Tega Homes is asking the city for a zoning change that would allow it to build two mixed-use high rises in Barrhaven.
The two buildings would have total area of 28,270 square metres, according to planning documents filed with the city. It would have 372 residential units, 2,223 square metres of ground-floor commercial space and 900 square metres of office space.
Development is to take place in two phases. Phase one, at 1034 McGarry Terrace, would consist of a single, three-tower building on a two storey podium. The towers would be three, eight and 16 storeys.

Phase two, which would have the street address of 1117 Longfields Drive, would consist of two towers – one eight storeys high, the other 12 storeys – on a two-storey podium.
According to the site’s planning rationale, “this transition in heights for the towers allows for the creation of public and private amenity spaces at multiple levels. Further, the varying heights allow for a more aesthetically pleasing and less dominant structure from the perspective of the pedestrian at ground level. “
The development would also include three levels of underground parking, with room for over 400 cars.
