Ottawa’s Antilia Homes is proposing to build a 24-storey residential building in the city’s west end near the future Lincoln Fields LRT station.
The application submitted to the city calls for a tower, containing about 262 units, to be built at 500 and 508 Edgeworth Ave. in the neighbourhood of Woodpark, just north of Carling Avenue. The 2,760-square-metre (29,708-square-foot) site, owned by developer Antilia Homes, is currently occupied by low-rise residential dwellings that would be demolished to make way for the new building.
A brief prepared by Fotenn Planning + Design said the proposal is for a “transit-oriented development adjacent to NCC lands and the Lincoln Fields Transit Station.”
The design includes a four-storey podium that rises to nine storeys on the west side, allowing a transition in height from the surrounding low-rise neighbourhood.
Also adjacent to the property is an 11-storey apartment to the south, with a low-rise commercial plaza across the street. Directly behind the site to the west is greenspace and a multi-use pathway owned by the National Capital Commission.
“A primary element of the design is the integration of a 3-metre-wide Multi-Use Pathway (MUP) along the northern edge of the site, providing a crucial public connection between Edgeworth Avenue and the NCC lands to the west,” the design brief said. “Ground-level walk-up townhouse units front onto this pathway, contributing to a more animated and pedestrian-friendly edge.”
The pathway would run along the northern edge of the site and connect Edgeworth and the NCC pathway, while also providing residents access to the transit station.
The application asks the city to rezone the site to permit the proposed density and height of the building.
“The design balances density with sensitivity to the existing context, offering a comfortable, sustainable living environment that contributes meaningfully to the evolving character of the Lincoln Fields area,” the design brief said.
The application also proposes an underground parking garage, with 123 parking spaces for vehicles and 230 bicycle storage spaces. Along Edgeworth Avenue, there would be two vehicular access points, connected by a drop-off loop at the building’s entrance.
The area surrounding the site could see significant intensification in coming years, with multiple developments proposed nearby.
To the west, on the other side of Kichi Zibi Mikan Parkway, is the RioCan Lincoln site, where a proposal has been submitted to replace low-rise commercial buildings with multiple highrise, mixed-use buildings. At 1299 Richmond Rd., there is a proposal to build two towers, 28 and 30 storeys respectively, with 588 units.
At 1047 Richmond Rd., a highrise mixed-use building with parkland has been proposed, and 100 New Orchard Ave. has a pending proposal to permit the development of a 14-storey residential highrise.
