A Toronto-based hotel developer has filed a proposal to build three apartment buildings and nearly 200 stacked dwelling units on two parcels of land between the Kanata Golf and Country Club and the Kanata Centrum Shopping Centre.
Bayview Hospitality Group says its plan calls for nearly 800 rental housing units, about 600 of them in a trio of 10-storey apartment buildings. The remainder will be in 184 stacked three-storey housing units. The proposal also includes about 4,600 square feet of ground-floor commercial space in one of the apartment buildings.
Bayview purchased the property at 6301 Campeau Dr. from the city in 2019. The nine-acre site consists of two parcels of land separated by a right-of-way allowance for future pedestrian access to Bill Teron Park, which is located just south of the property.

The developer says the project would be built in “two or possibly more phases,” starting with the mixed-use apartment complex on the smaller, four-acre parcel of land to the east. Bayview says it might start construction on stacked dwellings earmarked for that parcel at the same time “depending on market conditions.”
The builder says the site is “conveniently located near a variety of community and neighbourhood-level services.” The Kanata Centrum is less than 600 metres southwest of the property, while a complex that includes indoor and outdoor recreation facilities as well as the Kanata Branch of the Ottawa Public Library, Earl of March Secondary School and the Kanata Seniors Resource Centre is situated to the east across Campeau Drive.
The site is also located just west of the Homewood Suites by Hilton Kanata hotel and the Residences at Kanata Lakes, two other Bayview developments.
“The proposed development meets the definition of intensification and will use exclusively municipal sewage, water and stormwater services and is located in an area that does not require the extension of trunk services to accommodate the redevelopment,” the application says.
“The proposed uses provide a mix of residential and commercial opportunities,” it adds. “The residential component will add to the supply of rental accommodation in the general area as well as support the long-term vitality of the developing town centre.”
Bayview says it’s proposing a total of about 690 surface and underground parking spaces, fewer than the minimum of roughly 1,000 required under current zoning. But the builder said the site’s close proximity to the Terry Fox Transitway Station, which is less than 600 metres away, and its location within the town centre make the current threshold “inappropriate” for the site.
While most of the site is zoned for heights of up to 35 metres, parts of the property that front on to Campeau Drive have a limit of six storeys, requiring a zoning amendment.
