16-storey tower proposed for ‘gateway’ Bank Street property on edge of Ottawa’s urban core

An Ottawa infill developer is looking to turn a used car lot near Billings Bridge Shopping Centre into a 16-storey mixed-use development, according to planning documents.

The city is reviewing a site plan application filed by Cassone Construction for 1335 Bank St., at the southeast corner of Riverside Drive. Its plans call for 100 residential units as well as 1,050 square feet of retail space. Additionally, the building will have five floors of parking, two of which will be underground. The remaining three will be at or above grade.

“The corner lot … enjoys a prominent location close to the Rideau River and acts as a gateway location into the urban core of the city of Ottawa travelling north, and into Billings Bridge-Alta Vista traversing over the bridge from downtown,” consultants hired by the developer say in their pitch to city planners.

The property is within walking distance of the existing Billings Bridge Transitway station, which is slated to also become the endpoint of a new rapid transit corridor running along Baseline Road.

The developer says the building will be 50 metres tall and conform with the existing height restrictions on the site. It will, however, need minor zoning variances related to building setbacks as well as other amendments to allow for features such as a rooftop amenity area.
