6 Easy Maintenance Tips For Garage Door in Ottawa

Garage doors are heavy machinery under extreme tension. Performing maintenance or DIY repairs carries inherent risks of severe injury, property damage, or death. Any actions taken based on this guide are done strictly at your own risk. We assume no liability for any injuries, damages, or voided warranties that may occur. Always disconnect power to your garage door opener before inspecting it, and contact a licensed professional for any repairs, adjustments, or safety concerns.

If you own a home in Ottawa, your garage door probably moves just as much as your front door. It’s heavy, it works year-round, and it deals with snow, salt, and temperature swings that don’t do it any favours. A little regular upkeep goes a long way. It keeps things quieter, safer, and helps you avoid a sudden garage door repair call when you least expect it.

Safety First: Before doing any visual inspections or light upkeep near moving parts, it is highly recommended to unplug the garage door opener to ensure the door cannot be accidentally activated.

1. Lubricate Moving Parts Properly

Moving metal parts create friction, and friction creates wear. Applying a proper garage door lubricant or white lithium grease on hinges, rollers, and springs can help. Experts generally advise against using standard WD-40, as it can strip grease instead of protecting parts. A light, even application twice a year is usually enough for most homes

2. Tighten Loose Bolts and Brackets

Garage doors vibrate every time they move. Over time, that vibration can slowly back bolts out of place. Many homeowners use a socket wrench to routinely check the roller brackets and track supports. It’s best not to crank them down with full force, but rather just make sure they are snug enough so nothing shifts. Keep fingers well away from hinge joints while doing this.

3. Test the Auto-Reverse Feature

This is a critical safety check. A common way to test this is by placing a small piece of wood flat on the ground under the centre of the door and closing it. The door is designed to reverse immediately when it touches the object. If it doesn’t, you should stop using the door immediately, as this is a major safety concern. Because there are multiple reasons why this could happen, it’s best to call a garage door repair expert to come and take a look.

4. Look at the Bottom Weather Seal

That rubber strip at the base keeps out water, slush, and small animals. Ottawa winters are rough on rubber. If it looks cracked, brittle, or is letting light through, replacing it is a great idea. It’s an inexpensive fix that protects the inside of your garage from moisture damage and helps regulate temperatures.

5. Clean the Tracks

Dust, leaves, and road debris build up inside the metal tracks over time. These can usually be wiped out with a damp cloth or a brush. Caution: Tracks can have very sharp metal edges, and fingers should never be placed inside the track path. Always make sure the door is fully closed and the opener is unplugged before cleaning near the tracks. It is generally advised not to put grease inside the tracks; they need to stay clean and dry so the rollers can move properly.

6. Check the Cables, But Don’t Touch

Take a close look at the lifting cables near the bottom brackets. If you see fraying or loose strands, that is a clear warning sign. These cables carry serious, potentially lethal tension. Never attempt to adjust or touch them yourself. This is exactly where professional garage door repair is necessary, as mistakes here can cause severe injury.

Problems With DIY Fixes

Not every issue needs a technician right away. Some common problems have simple solutions.

Garage door won’t close:

Check the photo-eye sensors near the floor. Dirt blocks the beam more often than people think. Wipe both lenses and make sure they’re facing each other directly.

Motor runs but door doesn’t move:

The emergency release cord may have been pulled. Safety Warning: Only interact with the emergency release mechanism when the garage door is fully closed. Disconnecting a raised door can cause it to crash down violently if a spring is broken. Once the door is safely closed, follow the manufacturer’s instructions to reconnect the opener, or contact a professional if unsure. If it’s still not working after reconnecting it and your opener is flashing, check out our Chamberlain garage door opener error code guide to see what’s wrong.

Garage door remote stopped working:

Change the batteries first. If that doesn’t solve it, reprogram the remote using the instructions on your opener unit.

When It’s Time to Get Help

Some parts of a garage door system hold a huge amount of stored tension, especially torsion springs and bottom brackets. If a spring is broken or the door is hanging unevenly, leave it alone. A door that’s off track or crooked isn’t a small issue, it can drop without warning.

There’s nothing wrong with handling basic upkeep yourself. But knowing when to get professional garage door repair is just as important as tightening a bolt or adding lubricant.
