City poised to sell Hawthorne Industrial Park land for $2.9M

The owner of a commercial roofing and sheet metal firm is looking to buy 4.66 acres of publicly owned land in a southeast Ottawa business park, the city says.

Ottawa’s finance and economic development committee will be asked next week to approve the sale of 899, 901 and 903 Ages Dr. to a numbered company owned by Simluc Contractors president Martin Languedoc, according to a staff report.

The properties were part of a larger 28.9-acre parcel acquired by the municipal government in 1992 from the National Capital Commission for the relocation of the Bayview Works Yard, the report says.

The city says the offered purchase price of $2.925 million for the three properties is approximately four per cent less than the market value established by an internal and external appraisal, but calls the amount “fair and reasonable.”

While Simluc Contractors is located on Blackwell Street in the Sheffield Industrial Area to the north of the properties involved in the proposed transaction, the city says the purchaser acquired land on nearby Swansea Crescent in the Hawthorne Industrial Park in 2011.

Last month, a city report noted that the amount of vacant industrial and business park land is at an all-time low but that Ottawa still has enough land to last for nearly two decades.
