Developer proposes 44-unit, six-storey building in Old Ottawa South

A well-known local restaurateur is part of a real estate group proposing to tear down a cluster of commercial properties in Old Ottawa South and replace it with a six-storey mixed-use building that would include more than 40 housing units.

Preeminent Developments has filed an application at City Hall to construct the 62,000-square-foot building at 1050-1060 Bank St., between Aylmer and Euclid avenues and just south of the Rideau Canal. The site is currently home to a trio of well-known businesses ​– Siam Kitchen restaurant, consignment store Boomerang Kids, and the Barley Mow pub.

According to the proposal, the project would consist of retail and commercial operations on the ground floor, with 44 residential units on the floors above. An underground parking lot would have spaces for 21 vehicles and 25 bicycles.

The president of the developer’s Ottawa operations is Domenic Santaguida. The longtime entrepreneur is best-known as the co-owner of the Vittoria Trattoria Italian restaurants in the ByWard Market – which was heavily damaged in a fire last April – on Riverside Drive and in Westboro. 

The Bank Street site is designated as “Traditional Mainstreet” under the city’s official plan, and current zoning restricts building heights on the property to 15 metres or four storeys. 

The builders are requesting amendments to allow them to construct to a height of nearly 20 metres, reduce the rear setbacks and eliminate landscaping requirements.
